Approx 1600 sq ft
The medium unit size is roughly 32 x 50 feet in size. With 18 foot ceilings there is room to build a second floor for additional space. Each unit includes in-floor heating, a washroom, 14 x 14 foot overhead door, front and rear entrances and a large window.
LARGE
Approx 2100 sq ft
The large unit size is roughly 40 x 50 feet in size. With 18 foot ceilings there is room to build a second floor for additional space. Each unit includes in-floor heating, a washroom, 14 x 14 foot overhead door, front and rear entranced and a large window.
CUSTOM UNITS or AN ENTIRE BUILDING
Any of the standard units can be combined to create larger spaces. Or an entire building can be leased for a space up to 6400 square feet in size.

ABOUT McGregor Pines
McGregor Pines is a 4 acre, triangular lot located at the North East corner of Winnipeg, just outside the Perimeter at the corner of McGregor Farm Road and Wenzel Street in East St. Paul. With it's proximity to the Perimeter (Highway 101), Lagimodière Blvd and Highway 59 North, tenants have easy access to Winnipeg and the surrounding area.
McGregor Pines consists of six 6500 square foot buildings built in two phases (see below). Each of the buildings contains from 3 to 5 units ranging in size from 1250 square feet to 2100 square feet. The buildings have been designed to easily combine units to make larger spaces up to 6400 square feet. All buildings feature energy efficient construction, in-floor radiant heat, T-8 lighting, grade level loading, 12 x 14 ft overhead doors, R50 roof insulation, R28 exterior wall insulation, 125-200 AMP electrical service, 3 phase. The site will be paved with a central retention pond, fencing around the entire site, 24 x 7 surveillance and a large outdoor storage area.
